1. BOOKING

At the time of booking, we require a deposit equal to one night of your total rental. Until this amount is received and the booking form has been signed, neither contract nor reservation will exist between parties. Should you later decide to cancel, cancellation charges will apply as in accordance with paragraph 4.

2. PAYMENT OF REMAINING BALANCE

Payment of remaining balance must be paid at least one (1) week prior to arrival. If the balance is not received by the due date, we shall be entitled to cancel the booking without prejudice to our claim for cancellation charges and retain the deposit.

For reservations and bookings made within the one-week period of your arrival date, the full cost will be due at the time of your booking.

3. CANCELLATION OR ALTERATIONS ON OUR PART

Although very unlikely that changes need to be made to our confirmed arrangements, it could occasionally occur. Rest assured, we would notify you at the earliest possible date, and if any reason beyond our control we are unable to place you within the property that you already booked, you will be placed in a similar property or upgraded. However, if this is not possible or you prefer not to be transferred, the booking will be canceled and the amount paid to us for the property will be refunded. We will not be held liable for any cancellation charges for your travel arrangements.

4. CANCELLATIONS OR ALTERNATIONS ON YOUR PART

It is agreed that should you wish to cancel any part of your booking, or the booking is cancelled on our behalf due to non-payment, then the following terms will apply:

Four (4) weeks or less prior to arrival = 100% of cost (deposit and balance).

If you cancel within 29 days of the start of your reservation date, payment is due full.

5. MINIMUM STAY PERIOD

Typically, the minimum stay is 3 days during high season, and 2 days during the low season. Exceptions may be allowed depending on the property and availability. Surcharges may apply.

6. NUMBER OF GUESTS

Only the individuals stipulated on the booking form may use the property. The number of guests residing at the property must not exceed that specified by the booking form. Should the key holder encounter an excess of those individuals stated, he/she would be entitled to ask those persons to leave or collect the base rate per head/per night.

7. INSURANCE

Your signature on the booking form confirms that you are covered by comprehensive travel insurance, with coverage against personal injury or trip cancellation. If the party seeking to rent the property does not have said coverage, then it should be purchased at the time of booking by contacting a travel agent, travel consultant or insurance broker. We will not be held liable for any cancellation charges for your travel arrangements, no-shows, or personal injury on the property.

8. ARRIVALS AND DEPARTURE TIMES

Unless agreed upon differently at the time of booking, check-in time is from 14:00 to 20:00. Check-out time is 11:00. In the event of changes or delays in traveling, clients should contact us at the earliest possible time. Early check-ins and late check-outs cannot be guaranteed unless confirmed by us in advance. Check-in and/or Check-out assistance before or after 08:00 and 22:00 will require a EUR50 fee, payable at arrival.

9. SECURITY DEPOSITS

As stated in the price list, a security deposit is payable before the beginning of your stay to cover the cost of any potential damages to the contents of the property or the property itself during your stay. This amount can be paid directly to the Manager along with either the balance of the reservation, or with cash and credit card at the time of check-in. The amount minus any applicable claims will be refunded to you in the same manner that it was paid to us. Cash deposits will be returned at the moment of check-out.

An additional security deposit is taken as a pre-authorized amount on a credit card against villa services.

In the event of cancellation of the booking, if paid, the security deposit will be refunded in full. Also, depending on the number of guest attending, events on the property may require an additional security deposit.

10. COMPLAINTS

We regularly visit and check each property. Our property descriptions on the website are accurate and in good faith. No responsibility is taken on our part for shortages in water supply, gas or electricity, or the breakdown of any other system, keeping in mind that we always do our best to resolve any problem raised as soon as possible. Complaints logged at the end of a holiday season will not be taken into consideration. Furthermore, clients who decide to leave the property earlier without our knowledge forfeit all rights to any rebate or refund of any kind.

11. BEHAVIOR & PROPERTY DAMAGE

The client who signs the booking form is also responsible for the correct and decent behavior of the party with which he/she comes. You are responsible for any loss to damage that any members of your party may cause to the property or its contents. We will not be held for any loss, theft or damage of person items during your stay on the property.

The property, furthermore, must be returned in the same condition as it was in at check-in. Any damages must be reported to the keyholder or to the Manager and to bear the cost of repair or replacement. Should you or any member of your party behave disrespectfully towards the property and its contents, the Manager retains the rights to ask all guests to vacate the property immediately.

12. ENTERTAINING WHILE AT THE PROPERTY

Entertaining parties or other functions involving large amounts of invitees are strictly prohibited unless they are full approved in advance on the part of the management. Should an unauthorized use of the property take place, the manager has the right to ask all guests to vacate the property immediately at the full forfeit of the deposit until all claims are fully assessed by the owner. Appropriately staffed events are permitted with advance agreement to the event terms and conditions and any additional utility costs that may have been incurred as a result of the event.

13. GUEST INJURY DISCLAIMER

Blue Cactus Villas, LLC cannot be held responsible for any accident or injuries occurred to all guests under any circumstances during their stay on the property.

14. CHILDREN POLICY

Children are welcomed on our properties, and you must remain vigilant at all times with regards to their care. It is your duty to notify us in advance about the age of any children joining you on your holiday at Blue Cactus Villas.

15. PETS

Respecting those guests who have allergies, we do not allow pets on the premises.

16. CLEANING & HOUSEKEEPING SERVICE

The property will be cleaned prior to your arrival and throughout your stay. Guest are expected, additionally, to keep the property clean and in order at the time of their departure. Linen changes (every 2 days) and towel changes (daily) with general maid services are provided to you throughout your stay.

17. EXTRA DAILY MAID SERVICES

In addition to the maid services included at no cost during your stay, additional maid services upon request may be available. Please advise us at the time of booking and we will do our utmost to satisfy your request.

18. WATER, ELECTRICITY

Please note that Mykonos receives very little rainfall at certain points of the year, particularly in the summer season. As a result, water is a commodity to be used sparingly during the summer months. If, for some reason, you experience a shortage of water, we will do everything possible to re-establish it’s supply as soon as possible. Electricity can also be occasionally disrupted for a short period of time. We cannot be held responsible for any inconvenience that comes as a result of events outside of our control.

19. TELEPHONE AND INTERNET SERVICE

Our Villas come with complementary wireless broad-band internet service. It is highly recommended that you travel with at least one mobile phone in your party, as we cannot guarantee the connections that result in technical problems beyond our control, such as a faulty line with the local broadband provider.

20. VALUABLES

Valuables kept at the property are at the risk of the client. No Blue Cactus Villas staff can be held responsible for any loss or misplacement. Safes are provided for valuables.
